Frequently asked questions

How much can I afford to spend on a house?

A common rule of thumb is to keep your total monthly housing costs - mortgage or rent, council tax, utilities and insurance - under about 30% of your take-home pay. Enter your figures above and the calculator shows you exactly where you sit.

What counts as affordable?

The calculator compares everything you pay out each month against the money that actually reaches your bank account. Under 30% is comfortable, 30-40% is tight, and over 40% is usually considered unaffordable.

Should I enter my salary before or after tax?

Take-home pay is what matters, because that is the money you actually have to spend. If you enter your salary before tax, the calculator estimates your Income Tax and National Insurance for you - just pick your region.

Does this include my deposit or stamp duty?

No. This calculator is about monthly affordability. The one-off costs of buying, such as your deposit, stamp duty and legal fees, are separate - use the Stamp Duty Calculator and the Fees & Costs page for those.

Is the affordability calculator free?

Yes, it is completely free and you do not need an account. If you create a free account, your figures are saved so you never have to enter them again.
